I've started a direct mail campaign and I've had letters returned. The reason given is the home is vacant and the owners don't have forwarding addresses. I'm using the address listed in the County Assessor.

Any thoughts on how to get in contact with these absentee owners?

I would like to know some direct mail marketing companies that other investors have worked with in the past? I will be focusing on the Oklahoma City area so a company that operates there or nationwide would be preferred. Please list other companies as well as I would like to compare and contrast them. Thanks!

I live near an unoccupied house and the owner listed in the County Assessor passed away in 2018. How do I figure out the current owner and their contact info so I can offer to purchase the property?

I was wondering if anyone had a copy of a purchase and sale agreement that I could use in Oklahoma?
