Thank you for your thoughts. You bring up some very good points about both representing investors as well as being an investor. It sounds like there are some potential conflict of interest pitfalls, but more gained through networking and lead generation.

As a broker, what are your thoughts on what kind of shop I should be seeking to hang my license? I am also experiencing some conflict in making this decision. If I am going to use my RE license to network and build relationships with investors, a brick and mortar operation that focuses on investors may be best. However, my agreement with our JV partner is to get my license in order to add RE commissions to the bottom line of our deals. The brick and mortar shops have splits and fees that are counter to that goal. I'm leaning towards something like eXp.

I'm still learning how to use the BP app and didn't see your response until now. The reason we are focused on commercial for buy and hold is because SFR is all negative cash flow in the Bay Area as far as I can see. We are open to duplexes, triplexes, and quads as long as they cash flow.

For all of you investing with a RE license out there, how do you best leverage your RE license in investing? Are you doing both sales and investing, or focusing more on just one of these activities? How do they compliment or complicate each other?

My wife and I are new investors in San Jose who have a JV venture partner for fix and flips. Our partner is a contractor and experienced flipper. When we asked him to JV, he agreed but asked me to get my RE license. The arrangement is that we will find the property, invest 1/2 capital, and list and sell the property. He will invest the other 1/2 of the capital. Construction will be done at his costs, and we will throw my commissions into the pot.

The proceeds of fix and flips (and perhaps sales commissions?) will go into buying commercial property for long term buy and hold.

Now that I am close to being licensed, I am having visions of selling retail RE and having that capital supercharge our investment business. My day job as a nurse and my wife's as a physician pays the bills, so the commissions would go straight into an LLC for further investing.

My question is: will pursuing a part-time career be a distraction from our primary goal of being investors, or will it help us achieve our goals? Our ultimate goal of investing is to gain freedom of time. We both enjoy our jobs, but want more freedom to live our lives the way we want, especially to spend time with our kids. My fear is that pursuing a career as an agent will take up more valuable time and distract from the larger goal. The benefits that I can see are learning more about the industry and making some extra cash to invest.

What are your thoughts?

Hello BP community

This is my first ever post. My wife and I are in the planning stages of our business. We are Canadian healthcare professionals living and working in the SF Bay Area. We have 3 young kids and and our overarching goal is to achieve financial freedom to free-up more time to spend with our kids. We love real estate and have invested in Canada in the past. We have also lived through and managed two large-scale remodels in our personal homes in the past. We are now preparing to use what we have learned from these experiences to start flipping high-end homes in the central part of San Jose where we own our house and live. The proceeds from those flips will go toward buying commercial real estate for a long-term buy and hold strategy. Our projected start date is February. We have been listening to BP podcasts and reading as many RE books that we can get our hands on in preparation as well as formulating our business plan.

We have a top notch local realtor who has provided great contacts for lenders (residential, commercial, and hard money) as well as contractors. We are posting to the BP community in order to try and expand our network. We are looking for referrals for lenders, accountants, RE attorneys, contractors, mentors, etc. Thank you for reading and we look forward to hearing from you.
