Vincent Crane I am not hurt, for sure.  I just found it a little strange in an environment such as this (BP), that someone in my general area wouldn't want to network, even if it is a beginner.    Thats all.  I know there are a lot of profiles on here that I have looked at that have not been active in a very long time and were people who were just kicking tires.  That is not me.

I can't wait to have my deal signed.  I am doing ok with the negotiation side.  I am learning not to get emotionally involved and to follow up properly, not chase a seller who is not motivated.

I am so excited!  I sent a colleague request and it got denied.   This is the supreme motivation for me.  I don't have a lot to offer right now in terms of experience, but I will do whatever it takes to succeed.  Bird dog, drive for dollars, whatever.  If anyone out there is interested in anything like that, please contact me.   I think it is hard for beginners who want to start wholesale, because I see wholesaling has a bad name in some circles.  If you are reading this, just  do what ever you can to make something happen, and then they will come to you.

I am using the calculator to analyze wholesale for a rental. What is the formula cash buyers are looking for in terms of ROI and/or equity? I have found some properties online that seem close on the numbers, but I am only guessing with an ROI set at 10%.

Im just getting started but am looking  long term to have some rentals.  My family vacations in North Myrtle for the Beach Music Festivals.  We would like to be moved down there in the next 3 years.  I am hoping to use real estate to do that.   

 Leonard Williams Is there a market for wholesale and Flipping down there?  I thought it might be more Buy and Hold

I've been wondering about that myself. I live outside of Fayetteville and there are a lot for sale and also a lot of vacant ones floating around. I will have to check out that podcast

If it is listed on the MLS with an agent can a wholesaler contract the property and double close or assign it?
