Thanks for the replies. I have sold a lot of houses for cash. I don’t have a problem with anyone reselling it for a higher price. On cash offers like these, when it’s such a small amount I don’t normally ask for EMD. I might though from now on.. I don’t even ask for proof of funds, which I might need to.. that’s all on me. My issue with this is, I’m quite sure the agent/wholesaler who is the buyer, simply put this under contract to try to wholesale to someone else. And if you read his Facebook post there is no way you wouldn’t assume he owned the house. Why as an agent would you not just show your buyers the house and collect the commission? We were even offering a bonus to buyers agents, we often do on lower priced stuff. At the price he was advertising it for, he would’ve at most made a grand more.

I recently bought a roughly 30k house at auction With the intention to resell as is to an investor.It’s a nice little house needs very little work. I just don’t keep houses like this anymore. So I listed with my realtor and after awhile got an all cash offer, 30 day close. The buyer is also a licensed realtor. Well yesterday my realtor said the buyer is removing his offer. He never had an inspection but said there are some foundation issues he’s concerned about. Okay that’s understandable. But I was relaying this to one of my employees and he said wait a minute! He thinks he saw this house advertised on Facebook by the buyer! So we look on Facebook and sure enough. We have screenshots of the post. The so called “buyer, wholesaler agent” posted my house on Facebook the day after he put my house under contract. Saying “he has this nice little house for sale and that it would make a great Rental. Please contact him if you’re interested”. I then call my agent and she said he accessed the house twice the day after it went under contract and not since. My agent is currently talking this over with her broker to see what, if anything, we can do. To make things more interesting, yesterday was the last day he had to send a mutual release and he hasn’t done so yet. So now he’s bound by the contract. Just curious what you guys would do if you were in this situation.

Buy it for 25 and if you look I’m sure you’ll find something worth at least that much.

I've done all types of real estate, currently flipping some houses, and buy and hold on sfr.

I do quite a lot in Webster county, some in south Springfield.

I guess I just never have been that enthusiastic about setting up deals like that. I'd rather own the house outright and flip it or rent it. Its just my preference though, the fewer people involved the less likely problems arise and the more control I have on the deal. But I do know a lot of people like to do this.

That rent is really steep for Springfield, unless its a really nice house, in which case I would be interested in buying outright. If you care to PM me and I'll give you my phone number and we could talk about it.
