Seems to be a simple reason...sellers haven't gotten "REAL" with what the values should be.  Real projections and good numbers are lower then what sellers are currently willing to sell for...it's starting to change.

No facility at this time. I have found that I will need more networking to build the team necessary to make it a reality. Nevertheless, a facility is on the horizon and I have now started a non-profit with family to begin a secondary path.

Looking to get a couple quotes lined up from GC's in the Hasbrouck heights, NJ area for a half to full bathroom remodel and possibly other work for a family member in the area.

Please let me know any good GC's you may know of in that area that we can get to take a look at this type of project. Work would begin in the coming few weeks.

I am looking for a motivated, high energy, beginning investor to partner with, picking up the field operations (driving for dollars, answering calls, seller meetings, etc.). 

I am not able to keep up with the leads I am getting with my current situation, looking for that "social" A-type person that can get out and take these leads to the next stage to bring in the deals.  

No experience needed in the area...someone willing to learn and grow with me. 

Small operation that is just getting going...will require patience, dedication, and consistency...Training available and systems in place to use and grow with.

@Adriana Duarte I would suggest taking a look at Anderson business advisors. They are an "all in one" shop for legal/entity formation and strategy and CPA. They work together, in house, to optimize your legal and tax strategies. Free, very informative, call to start off and they will even recommend a basic structure with info you provide. They are real estate specialists. Plenty of YouTube content as well...

Family member is looking to consult with a flexible agent in Hasbrouck Heights, NJ area. Looking to see what an agent can offer with a special case scenario of a FSBO that doesn't want to involve agents. Would like to find an agent willing to guide my family in this purchase while working through the most creative options such as seller finance offers and providing information on how to protect themselves in this process.

I took the 3 day this past October (2018) and feel it was a great course, but it was a "repeat" of a lot of the info available for free on youtube, etc.  That said, there are PLENTY of chances to get ALL of your questions answered and network. 

Why were you disappointed in the online course?  I haven't taken it, but would assume it was at or near their best stuff...the inability to ask the specific questions you had might have taken a part in that.  

Working on setting up my first home now...not there yet, though.

Look up Gene Guarino and Residential Assisted Living Academy.  That will likely be your best, or at least first, place to start.
