Hey guys! I'm working on my first deal and am in an unorthodox situation, at least compared to the traditional strategies I've studied. Here are the numbers:

Purchase Price: $5k

Rehab/Closing/Misc: $30k

ARV: $75k

My long-term strategy is to build my portfolio of buy and hold rental properties, therefore I would like to do that with this one, considering it'll cash flow around $450/month after PITI, vacancy, maintenance, etc. The issue therein lies with lenders not willing to help because of the imbalance ratio between the lower purchase price and high rehab costs. We are closing on 1/31/14 so the clock is ticking. Any advice or insight into the best strategy for me would be excellent. I thank all of you in advance.

Hello all! I'm currently negotiating on a property in a lower income area and am trying to determine if I should buy and hold or flip? My primary deterrence to buy and hold for this particular property is that the house is directly in front of a junior high school. I am concerned about renting this property and having tenants complain frequently about heavy traffic, kids in the yard, etc. Because of these concerns, I am considering flipping the property and cashing out quick, but I would like to buy and hold without the complications of the school and kids. Do any of you have experience with this kind of situation or simply advice? Any and all input is greatly appreciated!

Hello BP community,

While I am currently seeking my first duplex investment property, my goal is to own/partner apartment complexes. As I have no job experience in the real estate industry, I am seeking a position in various areas of real estate from property management/leasing agent to assisting with acquisitions, etc. Is anyone aware of a real estate industry job opportunity in the DFW area? This position need not be glamorous or high paying, but simply valuable in industry experience. I can't post without thanking all of you for your BP contributions, as I have gained a vast amount of knowledge from your articles and posts. Thank you all!

I am currently seeking my first property and would love to glean any wisdom from a current investor. I can volunteer my time doing work for you, if the need is there, simply to learn and grow.
