Hey @Paul Latendresse - I'm very conservative but considering your current position and the market, I would say sit tight. Save as much as you can, pay down any high interest debt, and get ready for the downturn. You'll make much more if you have something to launch your investments when things hit the bottom.  

Also, there's a ton of opportunity in IN right now so no need to go out of state.

Hi @Gideon Blustein! I'm originally from New Lenox and I'm moving out of the city, back that way so I'd love join you guys. I'm an investor myself and I own a property management company that services the city and South / Southwest suburbs (Joliet, Lockport, Plainfield, New Lenox, Frankfort, etc). I found the first one (Joliet Regional Landlords Association) but I couldn't find the Joliet REI Group. Can you send the link for that?

@Raj Patel I would agree with @John Warren....stay away from 203K if possible. I would take that $30K and buy a nice 3-4 flat, owner occupied, in the western suburbs (Berwyn/Cicero/etc). This should leave you with $5+ grand in reserves in case anything happens. This will be much safer than investing in the south side at this point in your REI career.

@Kyle D Birch - I have a great zoning attorney referral if you'd like it. Dealing with the city can be a pain in the butt and there always seem to be the "who ya know" factor. If your attorney doesn't specialize in zoning, I would definitely recommend seeking one out. Let me know if you're interested and I'll PM his contact info over to you.
