what doe sit mean they were going to sponsor you ??  does that mean they are getting the debt non recourse and you bring equity ? you know a singing partner /  financial net worth partner ?? is that what that means.   and for the life of me I cant see what these guys do that a very good RE broker who specializes in those assets could not do for you and far better frankly.  am I missing something.


 YES that is exactly what it means.  They are sponsoring for the Non Recourse and it's up to the student to pull money from where ever they can pull it from, usually some kind of private lender

About to begin this process. It's an investment/rental property. Not my primary. Had to use hard money due to condition of the property. Rehab is almost complete and now looking to refi the condo. Would like general input on making this as smooth a process as possible. Thanks!

Just went through a nightmare with them. Required more paperwork and red tape than you can imagine. Didn't close on time due to their review process. I'll leave it at that.

Correct, the condo does not qualify for conventional due to its current condition. I’m able to put up 100k. Just need hard money to close the deal.

This is a buy, rehab and hold scenario. Newbie investors. Individual buyers. Not LLC.

1bed 1bath Condo in Old Naples Florida. It is hurricane damaged. HOA handling much of the rehab costs including drywall, plumbing, electrical.

Under contract.  Need to close asap. 

Sales price $415K 

Conservative ARV $495

Rehab Costs $50K (35K covered by HOA; 15K covered by me)

Monthly rent $5500
