Just mostly ignore any discussions about tax and legal. But then you'll want a good lawyer and accountant to help you on those fronts.

@Ming Lim I have no illusions about it being work, but when you say "hands on" it conjures up images of Ming up to his elbows in toilet water fixing things.

@Ming Lim that's assuming I do the management of the property, which is something I don't plan to do. So yes, I'll have to build a team. At least that's what all the books and podcasts say. And while you may pocket more money if you do more hands-on work, are you returns really greater? You have to account for your time, which isn't free. 

I plan to attend Durham REI, just not this month. Timing isn't good. I'm going to alternate between Durham and Markham. Eventually attend one of the Canada ones. But that's $200 for a guest (since I'm not a member) so I have to either find someone to bring me along, or wait until after xmas.

@Ming Lim I'm in the East end of the GTA. Being in the biggest aggregate market I will almost certainly be in this market, but I'm not hung up on being local. I don't need to touch my buildings all the time, just like I don't need to touch my stocks or options. :-) 

I'm interested in any market that can give me a good cashflow. Can't retire from work without that. 

@Kris Bucci now we're talking. With numbers like those, I don't need 100+ doors. 

I'm very new to this. Lots of reading and podcasts so far. Attending my first REI meeting next week. 2019 I hope to make my first purchase.

@Ming Lim I don't want the "best" market, just a decent one. I'm looking to get into buy-and-hold, long-term cash flow (preferrable multi-family to start). I don't want to lead with a deal in a diseased forest (like Detroit in the US). 

A lot of people have suggested I develop expert knowledge in one market. I'd rather hire that expertise because it takes so long to develop that I'd never make my first investment.

I’m one step before that. Trying to determine what market to invest in. Here are the factors:

Passive Factors:

1.Mortgage Interest Rates

2.Average Incomes (increasing)

3.Migration (in to an area)

4.Ripple Affect (surrounding areas)

5.Political Climate (local, regional, provincial)

6.Transportation Expansion

7.Areas in Transition (gentrification)

Once I determine the market (forest) then I look for people such as yourself you help me find the properties (trees).

Is anyone using the ACRE system from REIN Canada? 

I’m looking for suggestions on where to get data to do some market research. 

Or even if you’re not following ACRE where are you getting your market data from? Please give me deep links. Stats Can has a lot of stuff, I’d love. To not have to dig for days to find something useful (but I will if need be).

@Noel, perhaps we are just not in the right part of the real estate cycle? There have got to be some cashflowing properties out there. Granted I have not begun to look, probably next week, I've been traveling a lot this week, 4 hours of driving a day cuts into what you can do. :-O

@Justin H. Not yet. The first was the night before my 21st anniversary, I thought I'd stay home that night. I'm going to go to the Durham REIN November meeting. They are in Ajax. 

@Adam any chance it's Option Alpha? I'm already a member. And doing well... I think. But I'm only 5 months in. What broker platform are you using? TOC or IBTK? Me I went with IB due to commissions mostly.
