Post: Owner Occupant Multi-Family

Ok question is this. First, I am new to investing... I am looking at some multi-family properties and of course would like to put as little down as possible. In my head i'm thinking why not have my eldest daughter "buy" the property under her name (with my finances of course) and live in one unit while I collect the rents from the other units and she lives rent free for a year and "sell's" the property to me for say $1. Does this play out in real life or just in my head lol. Let me know what you think.
