Post: 1st timer, eyeing down Las Vegas area

I am not totally sure if I am set in stone regarding this strategy in Las Vegas, however I did pinpoint this city and area as I frequently visit from California multiple times per year. 

I genuinely enjoy my time in Las Vegas and at this point, I believe its time for me and my brother (investing partner) to consider buying a property in the LV area. 

We are considering the mid term rental strategy in this area given there are multiple hospitals, military personnel, and the continuous growth in construction. 

We are a little apprehensive regarding this strategy as there is limited information available regarding the strategy and the area. We will also not be ready till summer of 2024.

I also want to ensure this property is not marketed as an STR as I am sure it gets very complicated in this area.

What are some major considerations when looking into this strategy in the Las Vegas area? I understand needing to be near hospitals and universities, however what are some additional thoughts I should be having? 

Thank you very one for your input. I appreciate you all sharing the realities of being a full time agent, let alone a part time one. If there are other reasons why not to pursue a license and look into part time realtor, please let me know!

I am currently a teacher at a public school in the Bay Area. After listening to many episodes of the Biggerpockets podcasts, I have been very interested in pursuing real estate investing  along side continuing to teach. I currently have a one rental property in the Bay Area and I am looking for other ways to supplement my salary from my full time job. 

Does it make sense to pursue a real estate license and try to balance both being an agent and teaching? 

I would like to describe myself as a person who is "all in" at my job. If I were to be a agent and a teacher at the same time, would I be able to sustain this "all in" mentality for both jobs?

Hi everyone, 

My brother and I (from the Bay Area) find ourselves visiting Yosemite multiple times per year and thought it would be a great idea to look into a short term/ vacation properties around the park. We have pin pointed Oakhurst or Midpines as our preferred housing locations. I am currently looking for housing that comes with additional acreage to potentially use for glamping. Does anyone have any thoughts or expertise in the Yosemite area to advise in creating both a short term rental and glamping situation?

I have no idea what any laws or regulations are in place in any of these areas are, so any information could be helpful!
