The property already has three units, a main house and separate duplex. The main house is 2,600 sq ft 6br 2.5ba with 3 entrances. I'm going to work with a designer to determine if turning the house into a 3br/2ba duplex OR 2br/1ba triplex is best ROI...any thoughts?

I'm planning to split a 6 bedroom rental house into a triplex plus expand the garage to add parking. A designer estimated $9.2k for approved plans. That sounds really expensive...???
