If I were you I'd start going to local meetups to meet people and build these relationships organically. If you want something, give something. See what the investors you want to help you need and start providing it. Maybe you can mow their properties lawns, or clean some gutters. Maybe you can help draft leases, or help them find off market deals.

The point I'm trying to make is don't ask for something for nothing. Provide value and have a mentality of wanting to help others and people will naturally flock to you and want to help you succeed.

I want to express my gratitude for taking the time to respond to my initial post and offer your valuable advice. I truly appreciate your input and find your suggestions for building relationships organically to be insightful.

While I understand the merit of providing value and helping others, I also believe that there's something to be said about the power of boldness. As the saying goes, "Fortune favors the bold." Sometimes, by mustering the courage to ask for exactly what we want, we can open doors and create opportunities that might not have otherwise presented themselves.

In my original post, I aimed to boldly seek a mentor and gain general guidance or be pointed in the right direction. I recognize that finding a mentor is not a simple task, especially when broadly asking for one in forums. However, I believe that by expressing my genuine eagerness to learn, my strong work ethic, and my understanding of the value of reciprocation, I can attract the attention of like-minded individuals who may be willing to share their knowledge and expertise.

While your advice to provide value and help others is crucial, I also believe that it's essential to be direct and proactive in pursuing our goals. By demonstrating both humility and determination, I hope to connect with mentors who appreciate my boldness and share my passion for real estate.

Once again, I want to express my appreciation for your time and the thought you put into your response. Your advice will certainly guide me as I navigate this exciting journey. 1 How to analyze markets, not properties,...markets.  You don't buy properties, hoy buy pieces of a market.  Market Analysis is all about $$$$,....not %%%%.  This tells you "where" to invest.

2 - How money works.  This means strategies.  This also means you need to be extremely proficient on both Algebra and Geometry.  You can always tell the ones who aren't by the way they answer questions here.  This tells you "how" to invest.

3 - How to develop a REI Plan based on financial goals. This tells you "when" to invest.

All three of them must work together as equals, as they each depend on the other two for their, and your, success.
