Hi Nicole

A good place to start, and I may be a bit biased, would be to have the property(ies) professiknally inspected. I am not sure what part of the state you are looking at, but my company, Maine Inspection LLC services from Saco/Biddeford north to Waterville/Winslow area. As a fellow investor, my company is very in-tune with what issues are most important to investors and we work closely with many local, as well as out-of-state investors. Hi Mike &Karen! Welcome to Maine! I live next door in Bowdoinham and own a home inspection company.  I also still employ a small construction crew for some smaller projects and sub-contracting.  I have many local contractor contacts and my brother-in-law is the CEO for Richmond.  I am also "dipping my toes in" the real estate invest pool locally.  I have not yet jumped in! Hi Jeremy!  This falls back to the AHJ (authority having jurisdiction) typically the town Code Enforcement Officer and/or Fire Marshall.  It isn't regulated at the State level.  Most towns do not require more than one exit set of stairs for the first 2-3 levels.  They will all require more than one "means of egress" for every sleeping room.  A door and a window of at least 5.7 Sq ft usually.

Check with the town for exact regulations...

Hi Bernie

I am an InterNACHI certified Maine Home Inspector.  Yes, the results of the Radon Air testing does have to be reported to the State of Maine Department of Health and Human Services Radon Division.  If the testing was performed by a home inspector, hopefully they are Registered Radon Testers with the State, and if so they are required to report it to DHHS on a monthly basis.  You would then not need to report the findings yourself.  If not, here is a link to the Landlord reporting form: http://www.maine.gov/dhhs/mecdc/environmental-health/rad/radon/documents/LANDLORDS%20REPORTING%20FORM%20FOR%20RENTAL%20TESTING.pdf which you will need to complete and return to DHHS Radon department.
