@Jack Martin and @Trevor Ewen  Thanks for the tips.  I started this journey beyond the traditional stocks, 401K, etc... route at the multifamily arena.  I have been attending local meetups and am learning and meeting some very helpful people.  I am also listening to Joe Fairless podcast.

Along the way, others have opened my eyes to also storage, mobile park, NNN, and private equity real estate funds. I am going into this journey with my eyes open to learning and entertaining opportunities that makes sense to me.

I am looking for a bit of both equity and cash flow.  I do believe we are now in the latter stages of the real estate cycle, so leaning towards more cash flow and recession proof investments.   I recently invested in a private equity that is paying about 8% monthly distribution with a short lock up period.  Still looking possibly a couple more and also a multifamily deal for longer term equity build up.

Sorry if this post might have been misleading to start.  My goal currently is to be a limited partner investing in other syndication deals.

I have no plans to be a syndicator of my own right now.

@Joel Owens  Thanks for the clarification on the 3 different levels of syndicating.  Those various level makes sense.   Many of the sponsors I have been in touch with do more of those value add deals you mentioned.  I might have met one for stabilized, but don't think I know any in the middle.  What type of syndication do you do?

@Joel Owens Thanks!  Perhaps I wasn't clear initially, i am not looking to be a syndicator at this time. I want to meet them in hopes to have a trustworthy relationship and invest with them on future opportunities.

@Alina Trigub Thanks for the suggestions.   I am planning to read that book from Joe. Joe and I spoke recently and I am reviewing some of his deals now. I am attending and planning to attend more local RE events to learn and connect with like minded people. I need to find people before I can search for them on BP. What is the best way to find these people?

@Ian Ippolito I am very interested but I thought the fund is closed to me investor. Perhaps you may be referring to a different one so I will PM you. Thanks!

Hi BP Community! My name is Jason and I recently joined the club. A friend recommended me to join this site to learn all I ever wanted to learn about real estate. She wasn't joking. Just from reading some of the discussions and posts, I am proud to be such a wonderful community of individuals helping one another. BP Member Rocks!

Background - From Southern California, where the weather is great and the price of real estate is not-so-great. I have a SFR investment property here and have been actively managing it the last 10 years and counting. Instead of continuing to build up my real estate portfolio in small multifamily (1 - 4 units),I am now leaning more towards Syndication and possibly Triple Net Lease opportunities.  I am an accredited investor and looking to be on the LP side.

I would LOVE to connect, learn, invest, and build a relationship for years to come with you. Let's help each other grow and make it a win-win situation.

Where can I learn more about syndication and/or Triple Net Leases?

How can I connect with operator/syndicator?

Thanks in advance!

Sorry, let me clarify. I am looking to be a passive investor as an LP.

Also realized I posted possibly in the wing forum/category. Rookie mistake. 😬

If you are a seasoned syndicator, please let me know.

What are some of the seasoned syndication you are working with?  What are your top 3 advice for someone getting into syndication?

Any recommendation on how to get into Triple Net Leases, especially for the Core or Core+ niches?

Thanks in advance for all your generous support.
