I am looking for a multi family property in the Baton Rouge and surrounded areas.

Im looking on realtor at some multi family properties. Im trying to learn more about why or why not to choose a property if the numbers look good.

For example, duplex bringing in $2500/mo. Take away 50% and the note ($485) leaves $765. Doesn't seem bad. I do however think the expenses will not be 1250/mo. The area is so so. Not the best. But has long term renters. 

I appreciate any advice as to what areas I should look deeper into if I were considering this property. Don't mean to ask such a basic question. Its not all basic to me yet.

Very glad to come across this site. After reading up and listening to the podcast, I decided this is the place to be and to go ahead and join.

My name is Jason. I'm currently in the water filtration Industry. We have a family business (Culligan) and it is going very well. I've always wanted to get into real estate investing but never pulled the trigger and start learning the ins and outs. I was waiting to pay down debt and create a savings. I was under the same false assumptions most are in regards to real estate investing. 

My wife and I are now within 11 months of being completely debt free and feel like it's time to start learning all we can and take the plunge. I'm very much a newbie, but am a very fast learner and very motivated to build another source of income. 

Anyway glad to be here..
