I didn’t contact my tenants with any emails/letters/etc, and even though one of my tenants had hours reduced, both properties were paid on time.  Both properties have had the same tenants for the last several years, so I have a history with them, and a good one at that.  Even when either of them have been late with any payments, they have always paid, and even have approached me before rent was due to let me know they would be late.  I guess that’s why I chose not to jump straight to any letters regarding the situation.  That said, I have to admit I was wondering if I would have any surprises.  Luckily, none so far.

Both of my tenants paid on time for both the months of April and May.  I know one of my tenants had his hours reduced, but he’s paid in time.

What is your primary focus with your investing?  Rentals?  Fix n flip?

Agreed!  I currently am a member of NICIA.  My attendance is sporadic though bc of my job schedule.  I do try to make it out there every month. The price is right, and have learned a ton over the last couple of years.

Hey, Jeff! Thanks for reaching out. Ironically, I have been thinking about looking down in Indy because it has been increasingly harder to make a buy and hold deal work here in NWI (part of that may be me and my approach, but regardless, it has grown harder). What are the best SFH buy and hold areas for cashflow (and hopefully some appreciation) in Indy?

Andrew - welcome! I'm a newbie on BP, as well. As far as "getting your wife on board", my best advice is just continue to show your interest in REI, and follow through with your REI plan. My wife took quite awhile to become accepting of REI, but now is very supportive (still doesn't care too much about participating, but not a road bump anymore). Good luck!
