Just curious what platforms people are happy with who are managing and accounting multiple LLCS and properties.

Currently using Buildium and QB but if theres a better mousetrap Id love to hear about it!!!

Hi All,

After 2 serious years looking, my wife and I finally purchased an investment property in Edgartown MA.  The house was already rented through the summer when we put it under contract.  After that, we will be putting on an addition and renovating the property completely.  Since the rentals were already in place, we kept the current service providers for the time being.  That said, if anyone has contacts on island of any kind Id love to start to build my own database.  In addition, we will also be looking for an excavator, concrete contractor and mason from Island (we will be bringing out our own contractor and mechanical subs for the renovations).  

Im also curious to hear how people are seeing the best results renting (a brokerage or Air B&B/ VRBO).

Hi everyone,

We have identified an investment property on Marthas Vineyard.  It will require a substantial renovation.  Since the renovations will trigger local zoning approval Im hoping to find an architect on island to work with.  Like everywhere else, its extremely busy there so if anyone has a close contact there Id greatly appreciate it.

Id love to hear of any successful shared dumpster strategies.  We have a 25 unit complex in a somewhat busy downtown area that we are struggling to keep other (non tenants) from dumping in and around!  We have signage up and some fake cameras but its not working.  We have talked about a fence with locked gates, locking the dumpster and giving tenants keys etc. but all will likely come with their own problems.  Thanks for any helpful tips!

Has anyone is MA set up a chapter 40B property?  Its the only way to redevelop a property into approx 25 units and I need to make sure the fees won't kill all of the profits.  Most of what Im reading online is in regards to the tenant information......

We have quickly acquired about 75 units in western MA.  We have both inherited tenants and placed our own.  We are requiring 1 year lease terms, and are seeing some tenants who need to break their leases for different reasons.  Im curious as to what options others are offering tenants in this scenario?

After doing around 10  buy and hold deals through conventional local banks, I have been approached by a seller who has offered to owner finance.  I know every deal is different, but Im wondering what average seller financed buy and hold deals look like for terms, money down and interest?  Thanks for any intel here!

Hi, new to the forum and exited to see all of the information this site has to offer!  Ive been investing in buy and hold properties for around five years.  Im beginning to explore some flips as a way to raise capital.  Im curious what percentage of cash return or profit may be worthwhile in a flip scenario?  For example, Theres a potential deal- Purchase price $150k, $100k to rehab (in roughly two months), should sell for low to mid 300's depending on how aggressive we wanted to be.  Thanks in advance for your input
