Hi Keith - I'm using and enjoying Rentigo so far for rent collection. My tenants love the app which includes an Autopay feature as well as a way for them to easily connect with me to report and track any maintenance issues. Recently they also added a doc upload feature which lets me create a digital repository of all files I want. Rentigo is completely free for PMs which is obviously another perk and their payment processing fee for tenants is highly competitive with other solutions I've seen. G'luck. Hope this helps.

Hi all. Curious to know what online tools or apps people are using to communicate with tenants? A tenant recently told me about Rentigo, which lets landlords connect directly with their tenants to do things like collect rent and handle maintenance requests online. My tenant asked me if I'd sign up so they can use the app to pay their rent and get in touch about any issues that come up. I love the idea of managing my rental properties from my smartphone and I understand the app is completely free for an unlimited number of units. What's the catch?  Curious to know if anyone has had any experience with this or any of the other tools out there? Thanks!

Rentigo is one of the newer online tools/apps that supports an unlimited number of properties (free). Worth a look if you want a "snapshot" view to help you track rent cycles and vacancies across multiple properties. While not cash flow related its also useful for streamlining tenant communications around maintenance issues, rent collection, etc.

Hope it's not too late to chime in on this thread! And in fact in the few years since this discussion started, quite a few new online tools (the newest being Rentigo) have started displacing property management companies so PMs can do things like easily collect rent and manage tenant maintenance requests w/o the fees.
