To all, you're saying if I could provide true 12% cap rate rentals with tenants in them I could sell them at a premium while becoming the remote property manager?

Good morning everybody,

I have been a long time reader of these forums and have decided it was time to start contributing more to a community that has been very insightful.

Here is a quick rundown of who I am: I owned a service company that I started in 2009 for 5 years and then sold the company. During those 5 years I decided I wanted to get into real estate investing so I bought a house on the courthouse steps. Everything went well with the project and I decided I wanted to turn real estate into my full time business. In 2014 when I sold my company I used cash on from the sale of my business to buy a small disaster of a home in a historical district in my city. 13 other investors passed up this home before I bought it. I put in all the capital I had and maxed out several credit cards to get the rehab done. I had people seriously questioning if I had made a very poor decision. It wasn't. I ended up making a ROI of 73%. I knew that I was either good at what I was doing or lucky, and since I've never been the lucky type of guy I figured it was the former.

Fast forward to now and I have completed right around 18 flips and have averaged close to 25% ROI. I want to share whatever knowledge I can with others to help them grow. The community you all have created for success on this website is something special and I would now like to give back to it.
