@Jake Thomas yeah the houses I'm looking to get under contract are most likely going to be 30-60k. Lets use 50k as a reference, 3% of 40k is only $1500. I could have spent $500 dollars on marketing just to find this house, so I was just thinking of ways to get that 6%.

@Jake Thomas  why not get 3% from the seller? You found them a buyer for their house right? Isn't a commission due on their side? or Is it because you had no listing agreement with seller?

@Richard Dunlop The more I read my post the dumber it sounds. I'm a newb forgive me. My intention was to bypass mls to speed up closing  but that doesn't make sense now does it

@Matt Cramer I just thought dual agency would be the best way to go about it, but now that I've thought about it if I had them under a listing agreement and I brought in a buyer I'd   get my 6% idk why I didn't think of this earlier.

@Jake Thomas thanks. If I get a hot lead for something off the market, meet with the home owner and figure out what their situation is, we both agree on a price and me listing the house. I have buyers ready to go, so could I put the seller into a dual agency agreement if they agree? Even if I start with an exclusive right listing and I brought in the buyer wouldn't I then be acting in dual agency? Yoou got the full 6%?

@Richard Dunlop how? I'm marketing myself to distressed property owners who are motivated to sell. They are not going to get fmv for their property and they are going to be aware of that.

I know how a wholesaler would go about marketing for these kinds of properties. I am a realtor and I'm talking to some investors and I am new to this so if anyone has any info on how I should go about this please help me. Can i find my off market properties and disclose that I am a real estate agent working with a team of buyers? Put them in a dual agency agreement and hopefully my end buyer can close on the property before I have to submit it to the MLS? Can I suggest to the owner to not list it on the MLS? any info would be appreciated it would help me a lot..
