Welcome Paul! Sounds like you're on the right track getting your education. What areas of town are you targeting? This forum and others can be a great place to sell assignable contracts. You can then use the proceeds from a few of those to get your down payment for a bigger project!

Are you talking about a loan on a $50k property, or a higher priced property that  you only need to borrow $50k on? What are the details of the project?

What are your goals for the property? If you want hold on to it and don't need the money, the just collect the rent. But if you're looking to buy more property, you could use the property to to cross-collateralize another property. But that strategy probably would only work with a private lender, not conventional.
