I am eating $400 a month in a single family home I bought "Subject to" from her days before auction. It has been a year. Unfortunately there is no other help for her. I did well on the purchase. But it has now been a year... Unsure myself...

Thanks Mike. I just bought my first foreclosed property from Auction.com.

I put together lists for preforeclosers mailers from RealtyTrac and local sources but I am looking for alternatives.

@Aaron Vargas Zillows pre and foreclosure properties can be out of date quite often.

At the obvious risk... What do you think of this 18 bds • 10 ba • 5,158 sqft home I found on Zillow? https://www.zillow.com/homedetails/2091633050_zpid/

Thank you all for your opinions, I think I am now leaning towards the 30 year option.

Do you like loan paydown in a 15 year mortgage with less cashflow (no need to live off of properties' cashflow)?

Or 30 year mortgage with lower payment and more cash flow for use for rehab/maintenance?

In addition to our primary residence. I have 3 SFHs, 1 condo, and getting close contract on my first triplex ($185k). 2 homes are 15 year mortgages. Right now I am exploring refinancing of the 3rd home which is paid off. ($300k value)
