I second @Rush Wall's comment regarding the beltline.  There's numerous 20-somethings through 40-somethings dotted all over the beltline.  If you buy in Atlantic Station, avoid condos facing the railroad to the west of the complex.  You will hear the trains all night long (my own personal experience).  I recommend viewing properties in Atlantic Station at a time when a train rolls by to check the impact of sound.  Midtown is currently a new condo factory.  There must be 10 different condo building presently being built within a 1/2 mile radius of my work.  Although this may not be the case now, I imagine they will overbuild and condo prices will come down soon.  There's already a ton of finished condos sitting empty.  If you opt for Midtown, I recommend avoiding the area south of ~6th Street on Juniper St.

If you have a referral for a specific CPA in North/Northwest Atlanta (Smyrna, Vinings, Marietta area) having a sizable client base of real estate investors, please send me their contact information.  Referrals based on personal experience are particularly appreciated.

I will ensure to pass on your name as the referring party.  Thank you!!

@James Wise @Chris Youssi@Caleb Heimsoth,

Thank you all very much for your insight, and my apologies for the delay in responding while I was out of the office.  I gather from everyone's responses that, at least at this time, I should probably avoid purchasing from a wholesaler and should pursue more conventional routes.  There seems to be a theme of checking numbers/ensuring the deal is up to par, but I assume experience is required to do so and thus, I will take a pass until that experience is gained.

Your collective advice has been quite valuable to me, and I certainly appreciate all of it! On a positive note, my wife and I are filing for our LLC this week, and I have cleared our selected name of IP rights and URL availability. We should be up and running shortly! Again, thank you all for your help.

Wayne and Jerryll,

Thank you both for your excellent advice.  I really do appreciate your thoughts and time.  Sadly, I don't believe I have Jerryll's requested payment on hand, but I'll work on that ;-)  And I will undoubtedly abide by step 4b...hilarious and publication-worthy!  Thanks again guys.

Do the veteran investors on this site generally recommend a new investor does/does not purchase a single-family home from a wholesaler for a buy/hold strategy?  My understanding is that wholesaler inventories move quickly and thus, an investor must have a well-trained eye.  As a new investor purchasing my first home, I am skeptical I have the required acumen at this time.

For reference, I am looking in the Atlanta area, have adequate financing, and am looking for low-stress purchases (e.g., no/low front-end repairs; turnkey properties).  I am particularly interested in hearing from non-wholesalers to avoid bias.

Any insight would be very much appreciated!!  Please also feel free to connect with me, as I look forward to establishing a network in the Atlanta real estate community.
