Single-family residence fix & flip investment.

Renovated 3/2 1000sqft rambler. New LVT floors, Paint, New HVAC heat pump, New Kitchen cabinets with granite counter tops, epoxy tub new vanities and toilets in bathrooms. Total renovation Time 4 weeks.

Renovated 2 bed 1 bathroom home. Added wall to make 2 additional bedrooms in upstairs loft. Added additional master bath. Renovated kitchen, flooring, paint, siding, windows etc.

So I have kids with an ex which whom I pay a substantial amount of money to live comfortably because I make almost twice what she does. We have  50/50 custody and I am searching for ways I can invest in Real estate. My question is could I find a partner to go flip houses or buy and rent and only put there name on the house note and have my name on the deed to avoid a change in my income on paper? Or would I be required to claim half the profits and pay taxes on the property because my name is on the deed? Could my partner claim the profit and take the tax hit and pay me back under the table? How would this situation work?

 In my opinion my area has been stagnant for a few years and finding a good deal that the banks will let go of has been tough. I am thinking this is prime time to sell before the market is corrected and starts to decline. Maybe just a little, Maybe a lot but definitely more so on the down turn.

Is the clock ticking on the amout of time I have to enjoy the equity I have in my home? I have been listening to Robert Kiyosaki's predictions after the trump election. Real Estate Prices in general have been inflating faster in the last few years then peoples salaries and many people are still expecting huge gains to come in the near future. I am a newbie investor and would like to find some good Brrr deals or some fix and flips in the next few years, But I want to know does anyone else predict a crash in market prices and a rise in interest rates with in 2-3 years?

If you are renting the property long term, Id like to know how you would set aside money for repairs to the house and pay for a lawyer if you had to evict a tenant. Not to mention paying the mortgage for the months there may be vacancies. I am a newbie to all this.
