I don't pay a market up on repairs. If there are any repairs completed my PM sends me the receipts from the vendor when they forward me my monthly account statement.

DO YOU DO JV DEALS AND IF NOT WHY?

I had two bad experiences when trying to help other wholesalers move their properties. Every since then I have turned down offer after offer to do JV deals with other investors. When I do this they seem surprised. Just wanted to get some feedback from other investors out there on their experience.

the first deal was a result of a craiglist ad. The second deal was a result of a direct mail letter to homeowners who were behind on taxes.

@Steve Vaughan I have been buying and holding properties since 2009.  I don't have any plans of getting out of wholesaling for enjoy it.  There are a lot people calling themselves wholesalers now but have no idea what they are doing which makes it hard for the investors that do.  Makes it difficult but not unrealistic to have success.

Closed another wholesale deal, that's 2 in 7 weeks.  In 2017 I'm investing more on advertisement and looking to continue my recent success.
