17 years in the military. have flipped my first home, bought a SFH turnkey property all cash. on the hunt for a multifamily home now. there are great options for us, one advantage is a 100% VA cashout or VA IRRRL look into these programs if you already own your home!!!! good luck, there is a successful and rewarding life outside the 20 years in real estate....the sooner you start the sooner you will see the bigger picture (life outside the military!) should have done this 17 years ago

I appreciate all the great information! I want to use this 100k to recycle into more/as many properties as I can. If I pay cash for a turnkey, SFH, then rent it out. Do a HELOC or refi cash out for a second prop, will a lender still allow me to use my VA option on a third? Anyone please advise. ....I would like to score three properties by Oct and get them renting ASAP.

@Andrew Fielder using leverage, like utilizing the equity from the cash proparty or HELOC to purchase another? Sorry for the lack of knowledge, still reading/learning

Hello all, this is my first post.

I recently sold my first home and made a 100,00.00 profit. I am now in the hunt for a cash house for an investment property. "If you were me" what Avenue should I pursue? Do I buy a cash house? Invest 50% and put 50% down.....my goal is to own multiple SFH and MFH as rentals/flips. Any advice is warmly welcomed!!!

My two cents:

There are plenty that choose to rent versus buy, not because they can't but because they prefer no long term (20+ yr) commitment.  Some don't want the white picket fence and 2.5 children, growing old on the porch.. The lifestyle has changed with the new generation.

 I purchased my first home 4 years ago, and  I am buying my second property "all cash".  While my intentions are to do the  aforementioned,  i also hope to accommodate as many longer term renters that are aspiring to to make my house(s) their "home. I am green to it all but super hopeful! Send your tennents to me!!
