Hi,

I have been utilizing the Podio software with the real estate investor pack added and call rail to run my wholesale business. Is there any other software out there that is a little more user-friendly , as Ive been in contact with Podio and having a hard time as there is no direct phone contact for tech support. CallRail refuses to add my calls to the “Calls” app and I’m spending more time inputting data and working out bugs in Podio than getting contracts signed and Returning phone calls.

I'm really excited to hear about your direct mail campaign! I just started sending direct mail, like you, to owners of distressed/vacant homes. The calls are starting to trickle in. A couple of points:

  • I think bandit signs violate most city codes but people do them anyways. The code enforcement people usually only work Monday through Friday so you can put your signs up late Friday night and they should stay up all weekend. You mentioned the budget being tight.....just take them down late Sunday night and reuse them the following weekend. It's the cheapest marketing out there. I find traffic is a little less of an issue on Sunday night than early Monday morning.
  • I was concerned about representing myself honestly as well, but I also didn't want to appear to be a middleman to potential sellers either. The phrase I am currently using is, "I make all-cash offers" and of course I throw in the part about buying "as-is" and "you can close on the day of your choosing."

Good luck!

Andrea

Thats great advice Andrea....Thanks..Im about to send out my first direct mail campaign and Im trying to gather some info regarding who and where to gather my lists...Yellowletters.com seem to be pretty reasonable but, I'm also looking at Melissadata.com and Listsource.com as resources to gather my mailing lists...

And why focus on out-of-state?  All absentees are just as likely to have the same issues, problems.

Just do the typical "I buy houses for cash, as-is, FAST" kind of marketing.  Lease options are a different list - those are generally people with a nice houses but they have no equity.  Some of those will show up in your leads.  But marketing to them for those deals is a different list with different criteria, and a completely different message...

So can I obtain a list of owners with nice houses and equity..(specific amount of equity) Thanks

Thanks Bill S...I've been wholesaling primarily and my intent is to generate leads utilizing the "yellow letter" or something similar. My goal is target a specific group and I've heard that absentee owners are the best place to start. I'm just curious as to where to go to acquire a mailing list.

Hi,

I need references for the most current mailing lists for absentee homeowners? Is there a website that is preferable for specific demographics? Thanks everyone!!
