Just to add ....its in Houston and that company works lot of  Houston projects.

I wanted to share my worst experience with one of the contractor company, I trust them and suddenly after taking good amount of advance they start making stories like - partner is sick , partner daughter got eye cancer and about to die and partner is in coma etc.

But I should say its my bad I trust them.

First I complete first project with them and it turned out good, though he was late in that project too but i trust as he made stories of cancer issue with partner daughter. Then I assign him for 2 new projects to rehab the properties and gave the advance for 2 projects and in separate scope of work. 

He did awesome work in first month and build trust and when got 2nd installment of payments on both properties....then he just brought all stories and disappear.

Now I am going to file a lawsuit against that company as the amount is much more then 10K.

I am in middle of a project and my general contractor is not responding after taking good amount of advance and just replied my text that his partner is sick and not able to work on my project.

I am stuck and need some experience attorney info who has dealt similar cases.

Will appreciate any feedback from the folks who are already flipping the properties, How do you set it up in QuickBooks and is QB is capable to let me run the report and show how much I gain or loose on each property from closing, Rehabbing to Selling.

Or is there any better tool to track the expenses and run P&L on each project, other then Excel sheet :) 

And finally any recom for someone who is specialize in setup of House Flipping accounts in QuickBooks.

I just joined this forum, went through lot of discussions, questions/ Answers, very impressive.

living in South West Houston since last 17/18 Years. 

Though I have purchased property for investment before and feel fairly knowledgeable about the ins and outs. But i know I am not :)

I am looking to devote more time kind of full time to RE investing now.

I am looking for some really good deals 50 to 70% of market value with some repairs and safe deals in terms of title etc, Can do flip or hold the properties.

I went Houston RICH club (also some networking meetings) and wanted to use expertise and knowledge from the mentors over there for my transactions to get best deals and jump start to my RE investments, Any experience with them over there?

Though there fee is high, is that worth it? I think from 1st deal itself the money you paid them will be paid off and you will learn the entire process pretty quick as they have 15/16 years experience in Houston market.

I would love to hear any feedback (pros or neg) those with experience may have. Thanks in advance.
