What are some creative ways to get Additional Other Income from a high end multi family building? I may be running an 80+ unit in the near future.

Laundry is included in each unit. Ways that we already implement are storage, parking, certain fees, etc. 

I was thinking of possibly offering a unit cleaning service for interested tenants as a way to create additional income and cover the cost of common space cleaning. Vending machines and dry cleaning are other thoughts that came to mind.

Does anyone have recommendations?

I am exploring multifamily around Fort Meyers and Naples and finding there to be a short supply. Are there any restrictions on large multifamily or setbacks that an out of state investor may not be familiar with in the area?

Hello all,

I have been trying to study new real estate markets, as I believe the one I live in is declining in population.  Outside of the census, how does everyone find statistics on population growth, job growth, average rent prices, and other trends about a city of interest?


Any advice would be greatly appreciated.

Thank you all for your responses, they have been incredibly helpful.  I feel my questions have been thoroughly answered. 

I believe my confusion mostly was my lack of understanding that the 1031 exchange was only eligible for intended long term holds.  Are there alternative tax benefits that can be utilized on flips?

Hello All!

Quick question, I was explaining the 1031 Exchange to one of my friends and he had some questions for me that I couldn't answer.  Please help!

Is there a specific amount of time that one must own/hold a property before being able to use a 1031 exchange?

Are there different rules applied in each state?

How long after selling a property do you have to reinvest it with the 1031 exchange?

Hello @Scott Wolf,

I took my real estate class online through The CE Shop.  I just started working full-time for a Big 4 Accounting Firm and I was hoping to use my license as a way to make additional money after work and on the weekends. 

I understand that isn't an ideal situation for many brokerages.  Thank you for your feedback, I will check those sites to learn more.

I just recently got my New York State Real Estate License and have yet to join a brokerage. I graduated college in May and am looking for a brokerage that I can work with part time that does listings predominantly in NYC, possibly NJ too for referrals. If anyone is familiar with the market and has any suggestions I would really appreciate it.
