Hey there BP members, I am currently finalizing my first Refi and I am based in southern Florida.  However the market is getting too pricey and I have been thinking about doing some out of state investing and more particularly in the  Macon, GA, 31204 Area. I was wondering if any investors have any experience with the area. The numbers seem to Cashflow much better in this geographical area. My goal is 100 doors so I have been looking at 4plex's and 8Plex's in the Macon GA area where my investments I feel would go much farther and aid in my goal of reaching my 100 door goal. Having said that I'd love to hear from any investors who have properties in this area whether they are local or invest in this area and are out of state. More particularly Id love to hear the pros and cons of investing in Macon, GA, and whether or not you think this is an area I should seriously look into further.

Any and all feedback would be greatly appreciated.

Hey Charlie, the following is what im doing to the property located in Palm Beach County:

- Full painting all ceiling and walls include ( minor drywall repair,patch little holes, all doors Paint and materials to use

- Laminate Floor demolitions and new LTV floor installation include (wood laminate,pad,installation and new baseboard installation and painting )

- Repair and installed Closet door down and upstairs in the rooms .(include hardware )

- Repair the stair step and painting

- 4 New fans Installation include (fans and labor)

- Extractor fan installation and electrical wire point upstairs bathroom include (extractor fan and electrical job)

- Pressure washing and lawns service in the back area include (pressure cleaning, grass and labor.

- Floor Repair downstair to the sliding door include (mosaic tile and labor)

- Vertical blinds downstair at the sliding door. (include blind and labor)

- New horizontal blinds include blinds and labor.

- New AC vent include (all AC vent and labor)

- Replace two shelves at second-floor closet

- Two door Closet hall installation. include doors and labor.

- Front door look key replace .and weatherstripping replacement

I just closed on my first rental unit and I am looking for a good/reputable contractor or handyman to do repairs on the townhouse to get it rent ready.  Does anyone know of a Good contractor or handyman in Palm Beach County you could refer me to? Thank you in advance it is exciting and scary getting this first one under my belt and just want to make this a house people are proud to call home.

Do I as the wholesaler need to deposit the earnest money to the title company since the contract states (to be deposited with a licensed title company or attorney within 48 hours of acceptance and ratification of offer.) ?

I am trying to wholesale my first deal and need an Agreement of Sale contract an attorney asked me to send for my offer on a property but I am wholesaling the deal, so if you can please post an Agreement of sale contract I can send to the attorney with the and/or assignee clause, please.

Hey BP members,

So my goal is to get my first deal in the next 30 days, I recently signed up for a Probate list which is the market I will be focusing on right now. I will begin my direct mail marketing campaign tomorrow, however, in hopes of speeding up the process of getting a property under contract I also had another idea/plan of attack.

In my list, it includes the attorney's name, number, address and E-mail.  Since the attorney is legally obligated to inform his clients to any and all deals that have been offered on the property, I was thinking of sending the attorney a contract of assignment on the properties I want to make offers on.

So my question is: Do you guys think this is a good strategy? If yes, can you please state if you have experience doing this as well, and if you don't think its a good strategy can you explain why? And also if you have done this in the past and why it may not be a good plan.

What are your thoughts on using the name Fresh Funding (FreshFunding.com) for my new Real Estate Investment company name? Also if you could write why you like it or why you don't that would be helpful and make for an interesting discussion and conversation.
