Hello BP family.

My flipping business and rental  business have taken off really fast over the last year, to the point we have to hire a good accountant and he is asking us to put together a P&L for the year and also a balance sheet to Sept 30th 

I must admit, I am very lost with how do to this and need help, if you have experience with how to lay these out to get us started would be very helpful.

we are very good at tracking everything house specific but to but it all together is a little rough lol.

Investment Info:

Condo fix & flip investment.

Purchase price: $160,000
Cash invested: $27,000
Sale price: $207,000

This was a fun flip that we are able to help a family from our church get into a house for a great price before it was ever listed.
just like flip #11 this flip had more purpose then profit.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $138,000
Cash invested: $45,000
Sale price: $240,000

This was as close to the perfect flip as you can find, the work was not bad and anytime you can make your 20% or greater rule things are good. lol

Mobile home fix & flip investment in Pueblo West.

Purchase price: $65,000
Cash invested: $21,000
Sale price: $86,500

This was not a investment for capital this was a investment with purpose, helping a friend get into a house is part of why we do what we do.
we were able to get him into this house for the cost we we put into it and he had $18K equity the day he moved in.

Cash invested: $97,000

This could have been the hardest flip of all times, in the middle of Covid it was very hard to find people to work on it and hard to get materials, our budget was $65K and it went to $97K good thing for us the market kept going higher.

This was out first flip in the country on a acre of land with a well and barn. so much history in this old farm house and getting to know the old owners was the best part. well that and making 28% returns lol

This was a great flip that was build in 1900, so much fun restoring old houses back to beautiful homes.

Great flip, very scary trying to sale it around the start of Covid, however, everything went very well and we were able to make close to our 20%
This was our 8th flip.

Through a relationship with a realtor.

How did you finance this deal?

Cash then loan HELCO to fund rehab.

Hello all investors from Lincoln Nebraska.

I am a real estate investor from Pueblo,CO and i have been working extremely hard to find a multi family property here in my local market.

This has been very tough, so i have expanded my search and Lincoln come on my radar.

As a somewhat experienced investor, I understand it is never just as simple as it looks, however, there seems to be a very strong market in Lincoln and some affordable multi family units.

I would love to connect with any and all Lincoln investors on PB so i can get the inside understand on the market.
