How do you find available apartments to purchase? It seems like they are all sold without going on the market. I explored a few management companies websites that offer the properties for sale. Are they just willing to sell them at the right price? Any commercial real estate/multi family search comes up with a few that are either sold or under contract. I live in Wisconsin and most apartments are owned by businesses in Milwaukee or Madison with thousands of units.

Looking for plans to get prices on building costs. I have the land under contract and I don't want to spend thousands on a plan if the costs don't work out. Most units in the area a basic square with 4 one the first floor and 4 on the second floor. No garages just a parking lot.
