My questions is, is it worth the hassle to get a real estate license in South Carolina as an investor...or... would I be better served to team up with an investor friendly agent?  Would I be shackled, in a sense, by the license?  What are the risks and rewards for each?  Thank you in advance for contributing to this post.

Quote from @Bryant Brislin:

@Jason Elkins I recommend listening to episode 197 of Wholesale Hotline.  They have a pretty heated and intelligent debate on installments vs regular wholesale scenarios.  I think Installments sound strange and like a lot of problems waiting to happen, not to mention the risk of not being able to sell and then being out the carry costs, etc.

Thank you for this recommendation!  That was a mind blowing and intense podcast.  It opened my eyes to the associated risk, closing escrow before the sale.  There are definitely better creative finance options out there.  I appreciate the mention.

Hello BiggerPocket Community,

I had a little break in my investing journey, but now I'm back in the game.  In this next part of the adventure, I'm looking for triplexes and quadplexes in the right area and for the right price.  For me, the numbers have to make sense.  In the search I'll come across deals that may not be right for me, however they may be perfect for you.  So let's keep the networking working and let the sharing continue.  We can all help each other in our road to success.

Let's get it!

Hello Everyone,

I'm looking for some insight into real estate installment contracts.  This would be used as an alternative to the traditional wholesaler's assignment agreements.  In South Carolina they are cracking down on wholesalers and want to make sure we stay above board.  Thank you in advance!

In what way is our state cracking down on wholesalers?

From what I understand, the Real Estate Association in SC has started sending cease and desist orders as well as fining wholesalers.

It's your show and you monkeys.   Tattoos and family situations are a personal thing.

In my mind, if they can pass a background and credit check (which they pay for in the application process), give references (that are actually checked), submit a complete application, submit the last twelve months of bank statements (which show the rent paid previously), and can come up with the deposit (first and last month's rent), then let's move forward.
