Peter MacKercher thanks for the feedback. I agree with everything you said. I wonder if anyone has created a hybrid system that includes Cozy, handyman, GC, attorney. Thanks Jason

I love the idea of automating rent collection and Cozy looks perfect. With that said, as an out of state landlord, it seems to me this still doesn't replace "Property Managment" per se. Correct me if I'm wrong, a Managment company would advertise rentals, screen renters, collect rent, respond to problems (roof/plumbing leaks etc.) oversee repairs, evict, and start the process over. How do other out of state landlords use cozy and deal with all of the other issues that a PM would do???? Thanks.
Nancy Neville what version do you use? I use Premier for my engineering business. Is there a "landlord" version? What about the online version? Are you using that? Thanks.

Hi all, I've been reading a lot of BP posts over the last 24hrs. Mainly on solo401ks and buying RE inside. I'm a self employed engineer with a SEP at present and also a personal IRA I don't find anymore due to the SEP. I want to open a Solo401k, roll both existing funds into it. I am confused on the actual structure (I need pictures/diagrams I think LOL). I want to take advantage of the Roth "bucket" as well. Is it possible, with and LLC entity, to ultimately have the funds in a TD Ameritrade account. The physical structure I'm having trouble with. Also I'm definitely interested in future CT meet ups. Thanks. I love this site already. J
