My wife and I are considering building a home in Saint (st) Johns county Florida, which is south east of Jacksonville, FL. We are looking at lots (more rural) with 4+ acres. Dose anyone have experience with area home builders or have recommendations on how to find out which ones are good?  Are there any realtors out there that have experience with buying lots and building??

Does anyone have access to NM MLS that can help me estimate the ARV of a property I am interested in? I am really struggling to find out how much I might get for the property after a reno various websites are giving numbers from 149k-201k. Such a huge range... I need some expert advice from someone that can pulls comps directly from the MLS. Thanks in advance!

Hi everyone. I am looking for a realtor to do a quick ARV estimate on a property we are considering placing an offer on. The property have been on the market for over 100 days and that back had dropped the price several times.

Happy New Year everyone. I am getting ready to start my first direct mail campaign using a list from listsource. I am wondering what company others have had success with for post cards and for yellow letters. Any recommendations would be awesome. Thanks in advance!

Thank to everyone fore their suggestions! I found a portfolio lender (First American Bank) that keeps some of their mortgages in-house. So I was able to purchase a foreclosed townhouse near Academy and San Mateo.  We closed in October. My wife and I have since completely renovated the entire place while we lived in it. We plan to rent this out once we find our next investment property.
