Happy New Year's Eve! Hope this finds you well.

Im including the pics I have of the beach property I have for you to have a look at and maybe generate some ideas from. Im also going to give you some description and info about the property and see if I can attach the beach towns website link with the 3D architects video of their projected plans for the the beach known as Playas (General Villamil) in Ecuador, as well as some info on the neighboring cities and their projected plans & construction that is already underway.

It is now the only beach in the province of Guayas, which has basically the financial capital of Ecuador, Guayaquil as its capital city. There was a beach named Santa Elena a few years ago but they rezoned the area & that beach has been moved to the upper province, leaving Playas as the only beach in Guayas....making it very desirable for the beach property and investments of the people with money.

I have a friend whos house I stay at who is the 2nd in command at the University of Guayaquil who just had a brand new large beach community built 3 houses down, increasing the value of his house exponentially.

The property itself:

I bought the lot for $8000.....an amazing deal after 2 months of arduous research!! I paid and worked with an architect and a mason contractor to build the enclosement walls you see in the pics (thats the way they do things down there). I "greased some palms" and with the help of the architect, was able to get the water and electricity installed without having to wait months...or years even, knowing how things work down there now very intimately haha

The property is located at Kilometer 2 from the new multimillion dollar mall that was built and had EVERYTHING else rezoned according to its construction..... making it the starting point (kilo 0) that runs the, I believe 22 kilometer strip runs from General Villamil (Playas) to what is planned to be the only deep water port in Ecuador named Posorja...... Via Data. That is ANOTHER major project in and of itself!

The next town over is called Engabao which has investors that have been working on a $700 million small city for the "ELITE". It has one of the worlds largest artificial lakes of 6 kilos (3.6miles) in length, that occupies 17.5 acres (7 hectares), has its own shopping center/mall, 30 condo buildings that house more than 10,000 people and the operation will have 1,000 employees working within it.

There is lots of room in this developing country and in particular this beach area! China has bought into the country BIG TIME and is financing soooo much. There is lots to talk about as far as this investment idea goes! Have a look at the property pics. They include a home that is under construction right next to it to the left and another couple purchased an undeveloped property 3 properties to the right of mine very shortly after I bought mine, from the same family, for DOUBLE what I purchased mine for.

Thanx John & Jack! Ive considered virtually everything that you said already. Im still researching possibilities from many different angles. Jack.....The reason I only have $8K is bc of a bad business deal & marriage in Ecuador that I just returned back from after 5 years. We all hit those brick walls and fall down in life (or most of us) and we have to pick ourselves up and try again. I do still have beach property, which I should mention has engineer & architect plans for 3 unit apartment building, which Im either going to sell or looking for investors to build the units and rent/sell. I have pics of the beach property which is developed, having electricity, water and an enclosemente wall around it (thats the way they build there). I aslo have absolute paradise property in the jungle area with road access that runs right thru two properties I have that have property lines on 3 of the 4 sides which are natural rivers that come down from the mountains. Now that I think of it, Ill be posting about that on here too as another option for reaching out and networking. I speak, read & write fluently & know the ways of the system fairly well having lived and interacted in the country for 5 years.  Im also seriously considering real estate licencing again as this area is right on rt 80 that goes right into NYC & NJ. Much action is expected in this upcoming year and years to come as far as sale and investing goes. Id like to get in while its still at a low hummmm. And thanx keith! Im actually going to be looking into portfolio loans with some small banks & I have a friend from Colorado who claims to be very interested in coming out to the Poconos to do some investing with me. I have been leaning on the foreclosure direction for some time. Anything else anyone would like to share would be great! Thanx again

I just Finished Rich Dad Poor Dad. Great book! Im still uncertain and a bit apprehensive as to what move I should make. My credit is not good at 600. I am a General contractor who can build a house from foundation footing to roof ridge vent, so Im leaning towards brrr's and foreclosures. I know I should collect some numbers and start using the calculators on here yet the snow storm today is not helping that avenue out at all. I guess Im just reaching out to soo if anyone has anything they might want to share. Or possibly someone might want to go in on a deal together being that I  can personally handle the rehab/remodel aspect of a flip house. Im very new to this and although I do own a house, since the housing market collapse I owe more on it than its worth so no equity option there.

Thanx David for reaching back out and helping me! Ive done a title search. Simple transfer from the previous owner who is the onl;y other one on record. Ive searched in the prothinotary and he has no judgments or liens. Would a mortgage show up as a lien? Ive checked the county GIS satellite map and the map in the county books. Same property and on the GIS is shows a house on it. I spoke with the director from another county, not wanting to tip him off to it and I spoke hypothetically. He told me that many good old boys who like to avoid paying taxes can get away with a lot. The repository says undeveloped property. The assessment office shows the same on their records, yet the piece of property has a house on it. The tax director told me that if he were me he would buy the land and then approach the home owner and share that info with him. Im hesitant bc Ive never done anything like this, actually I only own my own house & havent done any real estate purchases before. I have no idea what Im getting into. Would it be possible to talk with you on the phone instead of typing all this back and forth? Im just a normal regular guy, no worries haha

Has anyone purchased a property from the repository list that had a house on it although the parcel info on the repository list still had it as undeveloped land?Does anyone know any of the details with a situation like this or have anything they could share?
