I have been doing fix and flips for a few years. Here in Maine when you see knob and tube you should expect to be pulling all wires from your buy. It’s old and unsafe. We in Maine pay about 10sqft for new wiring. So if you have a 2000 sqft house it should be around 20k 

To line a chimney is could cost 2500 to 5k. But please note if you have another chimney maybe try to not use the one you have to line. Just never put two units on one chimney flue. 
changing  out a furnace or boiler can change a lot depending on what you want for a system and how good you want. I would budget 10k-12k

Me personally if I see asbestos I would run the other way. That is just me. I don’t have the certification to take out and disposal of asbestos. Depending on the state and town you life in really looking into this. This bill could cost you a small mint to fix with a good license abatement company. I have seen bills hit the 40-65k for a 1500 to 2000 sqft. Depending on what needs to be done you might want to see a few estimates before sticking with this deal. You  May want to go back to seller and work out a deal that works best for both of you. When you need this much work.  
you are definitely going to want to make sure you have a contractor that know what they are doing. Not only are you going to be dealing with the town code enforcement office you could be working with the dep and they don’t play around. When they pass out fines you better like to write big checks. They can hammer you and pull licenses and permit shut you down and fine you per day your out  compliance.
