I am having this same issue with section 8 rent higher than market appraisal.  The rents just came in same as 3bed for a 4 bed room - $1420 and I am renting the place out for over $2100 dollars.  How does this make any sense?  Noone as a property manager lists on the mls for rentals.  The commission isn't even worth showing clients around normally and its just as easy to rent by using other sites.  Another interesting fact of my situation the same appraiser said a 4 bedroom .1 miles away rents average 1650 3 months ago for similar 4 bedroom rental that my client owns.  Rents are driven by bedrooms and sq footage and I've rented 100's in Jacksonville to know this for a fact.  The rents reported by federal government and all calculators for my scenario all point to 250-400 dollars more than what was stated in 1007.

Ive placed 2 people recently in multifamilies in Jacksonville and they are rehabbing them to have great cap rates and have no mortgage debt over their head.  I am helping with that renovation as well.  If you need assistance from a professional that has been doing this and has real life experience reach out to me.  No experience is better than doing it yourself then having some guidance from someone who has done it themselves and has helped others do the same.  The seminars are good for vocabulary learning but running crews and understanding the process you have to take the step and just do it.  Failure is a great lesson but you will fail less with someone who has real life experience.

I just placed a person brand new out of college in a triplex and I said you know if you really want to be a legend get an RV and live in that while we renovate the other units for full potential.  He took that as an opportunity and now has a Winnebago in the back yard and renovating as we speak.  He will remember this was one of the best opportunities he took looking back and I aim to assure I help him in his success in placing tenants and guidance learning how to run the rehab and assist with my resources.

Active and have many in Jacksonville. BRRR expert and rental coverst mortgage for a 1.2 or higher for max cash out refinance with little to no money in and most of the time some money out over what was invested in the rehab.
