Post: Condo, Duplex or Triplex and FHA Loans for investing

I would like some guidance here. I'm thinking about getting a duplex or triplex in the next few years to live in and to rent out. I have no experience with rental properties and I've lived in apartments for most of my life. A family member of mine suggested that I live in a condo first to get a feel for what its like to have a mortgage and to learn and deal with everything that comes with home ownership before dealing with tenants. While I semi-agree with that, I would like to use a FHA loan for investment purposes and I know that if your name is on the deed for another property you cannot qualify for a FHA loan (unless I'm misunderstanding something.) I suppose I could live in a condo for some time and then rent it out. What would you recommend for someone who's inexperienced?

Hi guys, does anyone in here do wholesaling while working a second shift job? From your experience, are most buyers and sellers busier during the morning and afternoon or during the evening? I want to get an idea on how to work around my schedule. I work from 2:30p-11p and from what I read most people who work full-time usually work from 9a-5p.  I also find it hard to attend networking events since most of them take place during the evening. Thanks!

For those who have their real estate license in illinois, what school did you go to? I'm looking at Chicago Real Estate School (CRES). Does anyone have experience with them, or know anyone who attended CRES? It's one of the few schools that works with my schedule (I work 2nd shift, and a lot of schools offer classes in the evening.) Online is an option but I feel I do better in a class setting. Online would be my last resort.

@Sam Burnoski  I'm glad I came across this thread because I'm currently thinking about getting a brokers license and I like how you posted updates of your progress. How is everything going so far?
