Anyone in the Miami area that can recommend people they have worked with and have had a good experience with as far as brokers , lenders , contractors , investor friendly realtors etc would be greatly appreciated. Like the above poster said without actual pictures it is hard to give out some ideas. But landscaping def gives curb appeal. Also, how is the driveway? Maybe you can re do it if it is in poor condition and get creative with it. Or make it bigger if you have the space to do so. Painting the house if you have not already.

Ben Owens thanks for your 2 cents man. That is exactly what I am trying to do. Gain as much knowledge as possible before diving in. I have been reading books and learning for some time now. I am looking to dive in maybe sometime mid year. Def looking for something small to start with so I can get the hands on experience as I go.

Post: Contractors or individual companies ?

When doing a rehab on a property, do you guys usually hire a contractor to manage the property and hire the workers to complete the individual jobs or do you look for the individual companies yourself ? Looking for opinions to see what is most cost and time effective. Any tips and life stories would help. Thanks in advance.

Thanks for the info tips. Will def keep them in mind as I begin this journey. I do believe south Florida is a good area for the real estate industry. Hopefully it does me well.

Same here. I am debating on re taking the course to get my license. I am looking to get into investing in properties rather than becoming a realtor but I figure the license could help down the line as far as commissions / MLS access etc. I took the course years ago and passed it with flying colors. State exam not so much lol. I took the course at Gold Coast school of real estate which I now see they have an online class. Maybe something you can check into if interested.

Hello, would like some feedback on what you guys suggest as far as using a hard money lender or your own funds when it comes to flipping ? What has worked out best for you guys? Giving the down payment for the house out of pocket or getting the investment from a lender ? Pros and cons welcome. Thanks in advance.
