You may also want to make sure you include lawn maintenance and snow plowing expenses. Although if this is a single family you can probably include it in the rental agreement with the tenant.  If it is a multifamily you will definitely want to include these costs.  You should also include water and sewer is not metered separately.

Try the smaller regional banks and credit unions. They tend to have the higher LTV.

May not be required, but to be on the safe side you should take care of the issue and get the certification.

Hello. I am new to Bigger Pockets and have been reading all the great information on here. I have been looking at Duplexes and Multifamily properties.  My question is how do people handle the cost of lawn mowing and snow plowing?  It seems like those costs could really hurt your cash flow. With a single family you can make that the responsibility of the renter, but not sure what you do in a duplex/multifamily environment.
