I heard back from Marco. I asked if the equity shared will be converted back to notes, or if that part of it was permanent (which begs the question how do we get our money back?). I also asked if there was accounting I could see that shows my share of the equity as a whole? Who is to say my dollar equals how many equity shares? I asked about 3rd party accounting.

His response was it'll take 6-8 weeks at least for them to come up with a plan but the conversion to shares is permanent. Nothing on accounting or # of shares.

Today I looked on the website and the "Get started" button takes you to a "Coming Soon! Our New Equity Based Offering!" That's not what I singed up for but maybe something.

@Henry Clark  Now we are talking!  The plan will be to buy a small place in Lucca or somewhere resembling it, fix it up, then Airbnb it during the busy months.  The plan is to sail the Med during those Airbnb months.  Our place in Lucca will not be huge.  It will probably be a 2 bedroom Historic Flat, hopefully within the wall.  I just need to figure out if it makes sense and is possible.

Wow!  Okay.  Thanks everyone for your input.  This is all a huge help.  I am now realizing I should have provided more information and give you all a better picture.  I didn't realize you wanted to plan the whole retirement!  So, go for it!

My wife and I will both get max early (62y) Social Security, but we have to wait till 62.

Age at retirement 55y, 2025

Plan:

Italy

Invest the 1.2m and live off that investment

Transfer 400k Retirement to an SDIRA and invest that also.  That would be available at 59.

Social Security at 62 will be ~5k/mo for both of us

At 65, Medicare

Maintain Health insurance in the US-possibly high-deductible

My wife and I live very modestly.

@Henry Clark you asked where all my money went if I live in California and I have made a good living for 20+ years.  Short answer:  I was caught holding 9 properties in various states of rehab in 2008.  I lost everything but 168k, which I kept in a safe under my bed because Wells Fargo was after it.  That 168k has turned into 1.5-1.6m in the past 15 years, all while putting 3 kids through fancy schools.  I've lived and i've learned......

Am I confused?  I am 53 years old and have been a W2 employee making >200k for the past 20 years, and have poured a ton of money into the Social Security System. I have been assuming if I stop work at 55 I would get max-early benefits starting at 62.  Am I wrong?

This is exactly the advice I need.  I have a general understanding of Trust Deeds, Hard Money, and Notes.  I use to flip houses in the Bay Area, but I've always been on the borrowing side.  I am not opposed to this type of investment.  When you start talking talking about laddering and stepping to mitigate risk, I get lost a little......

My wife and I are contemplating an early retirement.  Very early.  We have saved well and have some money, but not enough to live on the 4% the mainstream retirement people say we need.

My question is this: Hypothetically If I had 1.0m and need to get 10-12% Cash Flow, after all expenses, including professional management, where I can go off-grid and travel, is it not only feasible but probable that I can do that with STR or LTR? Is this realistic, or unrealistic?
