We have a new tenant for approximately 4 months and they recently asked if they could have a dog. Things have been good so far, but I'm wondering what's the best way to say no without damaging the relationship? Thanks, Jason

Hi- Currently I have 3 properties (2 investment, 1 primary residence). I live in New Jersey. I'm wondering when does it make the most sense to create an LLC? Any advice on the recommended structure? Umbrella with each one in an individual LLC, perhaps? Are there any books folks would recommend on understanding an LLC in regards to real estate investing? Thanks, Jason

Hi Mike- A couple things to consider... My first purchase was a two bedroom townhouse and I thought I could rent the other room and it was definitely harder than I thought. Make sure you can afford the place without roommates or look at less expensive properties. Have you considered a multi family in Long Island? That would be easier to rent now and when you move out later. Also you may want to check into property management companies in Blairstown. If you can find a good one that might help alleviate some of your worry around the distance. Good luck! -Jason

Hi everyone! 

My name is Jason and I'm a real estate investor in New Jersey and Delaware. I started listening to Bigger Pockets about a month ago and have become addicted. I currently own three properties: two in NJ (one multi family and one single family) and a townhouse in Delaware. 

I'm really interested in finding a mentor, learning more about raising an investment fund and strategies on how to grow my current portfolio. I've been reading Getting the Money, by Susan Lassiter, but any additional book recommendations would be greatly appreciated as well. 

I look forward to hearing from people and learning from the community.
