Post: First deal, about to offer on two duplexes

A littler over a week ago I was cruising thru Craigslist rental adds to get an idea of the rental market in the area I would like to invest in. 

I found a PM that listed a couple of vacancies. So I decided to call the PM to get some info on the rentals, and to see if I could create a connection and learn more about the market in their area.

The PM was happy to share information, and answer my questions. I got the sense that this PM is good at what they do.

During the discussion, I found out that they managed two duplexes owned by an out of state owners, that needed considerable rehab and were about to go on the market.

I asked the PM for the details of the properties, and I got all the info. Property condition, current rents, market rents, expenses, addresses.

I started to run the numbers, and found that these will cash flow nicely at the right purchase price.

So, I looked up the properties on the assessors site, found the owners names and address in California. Did a google search and found a phone number.

Made a call, and left a message that I was interested in making an offer on both duplexes.

Has anybody had any experience with NetWorth Realty?

Looks like they are a wholesaler, I called for some info on a property they listed in Houston. Looking for some feedback or referrals.

Sorry, I’m new..

I’m looking at a buy and hold. Right now it’s currently rented (Both sides) on a month to month basis. I haven’t started doing any comps yet, but this is a population growth rate of 9.38.

Numbers
115K
Total Rents 1100
768 sq ft each side

I've run the calculator, and after NOI it will flow at about $200

I'm looking for some feedback on multis with only 1 bedroom. Anything to keep in mind or important about 1br multi units that should be considered?

Right now I'm still developing a plan, but I'm open to many of the possibilities. My feeling is I'm looking to buy and hold an creating some cash flow. I would be happy to invest in any reigon.

My name is Jason, and about three weeks ago, I did my taxes, and for about the last 4 years or so I kept looking at the amount of money that the wife and I are paying in taxes.

I started to research ways to invest some of our money to help with our tax burden. Google led me to all kinds of links and I made the click to a blog post here at BP. It was about writing off real estate depreciation on taxes.

And so, I started looking at this BP site, and it started to get me thinking, and realizing that this real estate investment thing looks like a great fit for what I want to do in the next 15-16 years before retirement.

I've been reading, and watching the BP YouTube channel, and am looking at developing my strategy, and defining my niche.

Looking forward to attending a meet-up some time soon, in the meantime, I might be the guy asking all kinds of questions..
