@Kelly Rastatter our goals are to reach financial independence more quickly and having a passive income stream via rental properties seems like a promising route. Ideally we want to be able to continue working full time while dealing in real estate on the side. I’ve heard wholesaling and flipping require quite a bit of hands on work or else more capital to pay others to do the work.

I don’t know enough about commercial, retail, or warehousing to speak to whether those would be a niche for us.

I’ll have to check out the book and those episodes, and maybe revisit the idea of house hacking. It’s been a while since we’d considered it, maybe knowing more about it would make it more attractive aside from the financial benefit.

I’m actually so new that I’m not sure where to start, there’s a lot of options. A house hack sounds pretty lucrative, but I don’t think will be the best fit for us.

What sort of investments do you recommend for beginners in our area?

Hi I’m Jason in Chattanooga, TN with my wife Kaitlyn. We’re both now debt free (thanks Dave Ramsey) and now we’re looking toward financial independence and retiring early (shoutout to ChooseFI which my wife listens to religiously).

I’m starting to learn how to invest in real estate. Our goals are, as before, to have investments which will give us financial independence and allow us to retire early.
