Hi there!!  I'm relatively new here and I'm trying to extend my investing outside of my local area.  Because of some searches I've done I've come across some properties that I'm interested in, in the Grand Rapids area.  Can anyone tell me the areas that are good to look in?  I've gotten leads from the 49508 zip code.  Is this a good zip code to look in?  Are there others?

Right now, I'm looking at targeting purchase options.

Hello All, I just wanted to follow up here and say thanks for all of your help and feedback. The house did end up going to auction. I did learn that even with that sign on the door, there is time to make a deal with the owner as long as the property hasn't actually gone to auction.

A short sale would have bee the route to go. I found the right person a little late.

I've been moving forward and still very excited about the opportunities that lie ahead.

I hope you all have been and continue to enjoy the holiday season!

Thanks for all of the feedback and welcomes everyone! Is it too late to write a contract with the seller if there's a notice on the door saying "This property is now owned by Fannie Mae" Date of notification was 10/9/16. My assumption is yes and if so, what are my other options before this house goes to auction? The seller has given me reigns to do whatever I need.

Lastly, I took a look at the house and at face value, it seems like it needs to have the carpet replaced throughout, one window replaced and one closet door. Does anyone know what it would cost (roughly) to carpet a 2884 sqft home?

Good advice... I will work on that.  As of now the two options on my plate are to flip it to an investor or assign a lease option.  Not sure which contains the most profit at this point but like you said, I need to find out how to get the bank off my back.

@Brandon Barnes Thanks a ton!  I'm looking to flip and apparently this home just went into pre-foreclosure so I want to jump on it right away.  I'm thinking that a lease option might be a possible avenue as well as the home is in a really decent neighborhood of nice homes but I have even less information about how to make the best deal of that.  I think my next step is to get the tax value which I believe I can get from the county tax accessor?
