If the LLC were to purchase the property, I would assume that would be a commercial loan with a higher down payment?

Having tough time finding lender who understands this option.

My understanding as well.  Had an atty trying to convince me otherwise.

I'm looking for an asset protection attorney who UNDERSTANDS real estate investing and can assist to protect props in multiple states not just Florida.   Prefer attorney in or around Tampa or Orlando but anywhere will suffice.

  I know that you can quitclaim from self to llc post purchase, but anyone know of a lender that will finance a property being purchased in an llc by using myself as personal guarantor for the loan to the llc??

Bear with my ignorance, but I'm going to ask anyway.  I may steer clear of this opportunity because of the age of the building, but still want to learn for the future.

1.  If cast iron, what are the negative implications?  What would need to be done?

2.  Regarding lead paint, would I need to remediate or just notify tenants?

3.  If knob and tube, what are the negative implications?

I have been informed and can observe that the roof and exterior has been updated recently.  The selling agent has indicated that updating is needed on the interior.  I always use inspections in due diligence but appreciate all of the great info from you all.

@Aaron Lovett  when you mention that lead paint is a given, what are you saying?

Looking at a 1937 quadplex.   What should I be concerned with regarding electrical, plumbing, paint (lead), etc.?   Thanks much!

I look forward to seeing others comment here as well.  I haven't really gone deep on research yet but did notice the slim cash flows, etc. at first glance.
