The cleaners could not get stains off. Will have to repaint. Any advice on how much to pro-rate?

How much of the security deposit should I retain for having to paint a few walls? I had a tenant move out after 13 months. They moved in with newly painted walls, left the dirt. Would this be considered normal wear and tear, or can I charge them some sort of pro-rated cost for damages?

Thanks Sean!  A couple of them are near Pine Elementary and the others are just North of the airport.

Hello BP,

I was turned on to a potential deal of 9 SFR's in Spartanburg, SC. All the homes are rented but two need some rehab work. I have the deal under contract and negotiated the price down to $210k with seller financing for 9 months. I was planning to fix and flip four of the units and buy and hold the other five. Any advice or recommendations?

Thank you Pearce, this was very helpful.  I just didn't want to seem as if I was being heartless towards the seller.  We just wanted to get the ball rolling on our investing.

I goofed and hit enter too soon. Hello Bigger pockets!!! I am in the process of my second buy and hold out of state. Everything is good to go on my end for the initial closing date but the seller has now asked to push past an additional 15 days due to their LLC paperwork they have not received from the state showing their taxes are up to date. Is this normal? Should this paperwork been filed for in the beginning of the deal? Am I being impatient?
