What @John Warren said yet notice these are simply the basics. That $4,000 can vary significantly. You can easily spend $300 to $2,000 on tile, another $1,000 on a vanity, toilets can be $200+, add $200-500 if you want a nice multi-shower head setup, faucet can range from $75 up to a couple hundred.

Bathrooms and kitchen are obviously where most of the home value comes from, aside obviously from location, lot zoning and size of lot & livable area.

Are you planning on rehabbing or doing work on it at all? Not many people will buy for market price within 6-12 months of your purchase unless you can clearly show you’ve done some upgrades.

1. This is called attorney review. Basically the attorneys are reviewing the agreement to make sure both sides are "covered" and that everything stated is of legal standing.

2. Make offers you are serious about executing if all pans out.

3. Understand and empathize with the seller on what position you're putting them in when you cancel like this.

Is this a nursing home/care home type idea? Student housing? You can't just buy or rent a commercial place, build out a bunch of housing and stuff 100+ people into it. There are programs which allow aforementioned types of housing. You'll want to check out those resources and see where they may offer benefits to participants.

Search for commercial brokers and let them know you're looking for a hotel/motel. You may want to mention it's for "extended stays" which usually have a small kitchenette setup.
